Where is Connerton located?

Connerton is located approximately 6 miles north of the intersection of State Road 54 and US Highway 41 in Land O’ Lakes, FL, which is part of Pasco County.

What surrounding cities are nearby?

Connerton is approximately 25 minutes from downtown Tampa, 45 minutes from Tarpon Springs, and 60 minutes from the Clearwater beaches.

What is a master planned community?

It is a community for which every element and consideration is carefully planned from inception. The master plan specifies the boundaries of the community, location of residences, and mix of residential, commercial, recreational and common area development. For homeowners, this means having a clear vision of the completed community upon purchasing a new home.

What are the advantages of this kind of community?

Master-planned communities possess meaningful and convenient amenities and civic programs typically only found in larger cities but in a smaller, communal environment. These amenities can include parks, community centers, recreational and fitness facilities, bicycle paths and walking trails, as well as shops and restaurants. Planned communities promote a more sociable, pedestrian culture in which patrons have the ability to live, work, and play all within the community.

What does a New Town designation mean?

A “New Town” is a designation awarded by the State and County for master-planned, urban communities that are designed to be self-sufficient. A New Town possesses its own housing, education and government facilities, retail, commerce and recreation. Currently, there are only 3 New Towns in the state of Florida, and Connerton is the only one that exists in West Florida. The other Florida New Towns are Seaside, located in the panhandle, and Celebration, situated just outside of Orlando.

Who are Connerton’s developers?

Hayman Woods, LLC, a division of Woods Capital, is the developer of Connerton. Woods Capital is an integrated real estate investment firm located in Dallas, TX.

Who are the builders?

Connerton currently is exclusive to 6 well-recognized builders: M/I Homes, Homes by WestBay, Inland Homes, Arthur Rutenberg Homes and Lennar.

Do I have to make an appointment to view a model home?

You do not need to make an appointment. Most model homes are open Monday through Saturday from 10 a.m. to 6 p.m., and Sunday from 12 noon through 6 p.m. If those hours are not convenient for you, an appointment can be made with a sales representative.

Are there lots currently available for purchase, and if so, can I build a custom home after buying a vacant lot?

Yes, all of the builders have lots available for the construction of a new home. The lots are owned by the current builders; and therefore, you must build with one of the exclusive Connerton builders. Some of the builders will consider customizing. A call or visit to the builders’ representatives will provide you with more information.

How much more development is expected to take place?

Connerton is designed to be a community of approximately 5,000 homes with an additional 2-3 Villages.

Does Connerton offer a referral program?

All of the Connerton builders offer a Realtor® referral program. Realtors® can contact the individual builders for additional information.
