Like Seaside in Destin and Celebration in Florida, Connerton earned its New Town designation for its community design, which reduces residents’ reliance on cars and promotes a more sociable, pedestrian culture. It’s one reason we have a variety of homes with different sized yards, allowing for larger parks and public spaces.
Connerton’s vibrant New Town live/work/play design, which is master planned over the next decade, will potentially make the community wholly self-sustaining. Indeed, the community will have more accountability because of its New Town designation. At full build out, Connerton may include up to 5,000 residential units of various types and densities, 730,000 square feet of retail services, 1.4 million square feet of office / medical office/ industrial space, 150 hospital beds and 100 nursing home beds, a government center, and approximately 1,800 acres of parks and protected, natural spaces.
New Towns offer many benefits such as economic diversification; a place where residents can both live and work. According to an Urban Land Use Report, “…a new town creates the potential for a diverse tax base and job generation. In an economic development sense, subdivisions and planned communities provide residents who will shop and do business locally. Subdivisions and planned communities do not create permanent jobs. A new town, in order to sustain itself over time, will have land use categories that create a diverse tax base and an economic development strategy to attract and sustain permanent jobs in the community. Economic development strategies, as indicated previously, must be based on local and regional employment trends.”
In addition, New Towns attain a better sense of place because of their larger scale, diversity of uses, their live and work situation and supporting services, including outdoor parks, gathering places and community centers. This dynamic community plan has earned Connerton heaps of awards, including Future of the Region Award for Environmental Sensitivity from the Tampa Bay Regional Planning Council, and Best Community, Best Master Plan, Best Streetscape, and Best Neighborhood Entrance awards from the Tampa Bay Builder’s Association. The Pasco Builder’s Association has honored it as Community of the Year.
